TAN PHU TRUNG INDUSTRIAL PARK (TPT IP)

Objective

To build and operate infrastructure of an industrial park

Project scale

-           Investment capital: VND 2,638.4 billion

-           Area: 590 hectares of which:

•           Industrial zone: 542.64 hectares.

•           Residential area: 47.36 hectares.

Functional Divisions

Industrial zone comprises the following functional divisions:

-           Factory building area includes 5 sections: A, B, C, D, and E.

+ Section A: for noise-making factories.

+ Section B: for air-polluting and bad odor releasing factories, About 15 to 20 hectares reserved for building workshops for rent

+ Section D and E: for advanced technology factories.

+ Section C: for factories with numerous workers.

-           Production support area includes administrative and service divisions, warehouse, power station, water supply station, water waste treatment factory, dumping ground, and green field.

Preferential policies

Reduced rental rates applied to relocated enterprises according to the relocation policy of the People’s Committee of Ho Chi Minh City.

Current situation

-           1/2000 scale zoning map: available

-           Rental rates: USD 92/sqm

-           Infrastructure:  convenient traffic (on trans–Asia axis), power supply from the national power grid.

-           Site clearance compensation completed for 252 hectares.

-           Water: US$ 0.45

-           Power: US$ 0.05

Land leasing price

Land rental is from 85 to 92+ USD/m2; Depending on the payment  method and the size of the leased land, the rental may be different.

Lease term

Lease term is 50 years, starting from the date of December 16th 2004 and ending on December 16th 2054.

3. Equipments, components, precision mechanic patterns for serving the industrial productions

5. Pharmaceutial chemistry, herbal remedy, medicine materials for health .

6. Produce and make machine tools, machinery, equipments, instruments and spare parts for serving the production, transportation and processing of the Agriculture, Forestry and Fishery.

7. High - grade light construction, interior decoration materials.

8. Plastic products (not from used-plastic) for servicing the industrial and consumed productions and high - technology rubbers.

9. The food and foodstuff processing and post-processed preservations.

10. Other industries do not cause the environment pollution.

11. The services for serving the production and export-import of the enterprises in The Industrial Park as follows:

-           Research and Development (R&D); To design the Garments and footwear that have the high added  value for exporting ...;

-           Finance and consulting ...;

-           The ware house, transportation, logistics;

-           Catering services, industrial meals supply;

-           Information - Electronic- Services, research; Service industries

-           Service needed for industrial production

-           Service in warehouse and yards, transport, forwarding for the need of industrial production

-           Business on food shop, industrial meal supply.

-           Other services needed for the IP and not prohibited by laws.
